Buying Land in Belize: My Step-by-Step Experience

Dreaming of owning a slice of the Caribbean? Buying land in Belize is easier than you might think. Belize has some of the friendliest property laws in the region, especially for foreigners. All you really need is your passport and the funds! 


Here are the exact steps I took when buying land in Belize.


1. Showed Up With My Passport

You don’t need residency or citizenship to buy land here. As long as you have a valid passport, you can purchase property. Easy.


2. Found the Right Piece of Land

I spent some time looking at different areas and weighing the pros and cons—beachfront, village life, or city access. Once I found the right lot, I moved quickly before someone else grabbed it.

3. Hired a Local Attorney

While it’s not required, I wanted peace of mind. My attorney handled the title search and confirmed that the land was free of liens or disputes. Worth every penny.


4. Signed a Purchase Agreement

Next came the paperwork. The agreement spelled out the price, the payment terms, and the closing details. This made everything official.


5. Paid the Deposit

To lock in the property, I put down 10% of the purchase price. This step showed I was serious and secured the deal.


6. Covered the Closing Costs

At closing, I paid:

  • Stamp Duty (Transfer Tax): 8% as a foreign buyer (minus the first $10,000).

  • Legal Fees: My lawyer’s fees ran about 1–2%.

  • Miscellaneous: Small admin charges for filing and registration.


7. Got the Title Transferred

Once payment was complete, the Belize Lands Department transferred the title to my name. That’s when it really hit me—I owned a piece of paradise!


Final Thought: Buying property in Belize was refreshingly straightforward. With my passport, the funds, and a good attorney, I was able to make it happen without stress.
